Floors take more abuse than any other surface in a Manhattan building, and they are the first thing visitors notice. Our floor care program covers the full cycle: routine burnishing to keep a high-gloss finish, periodic scrub-and-recoat, full strip-and-wax when the finish has worn through, hot-water carpet extraction, and pH-appropriate care for marble, terrazzo, and natural stone. Work is scheduled overnight or on weekends so your space is dry and ready by morning.
“Dull, scuffed floors make an otherwise clean building look neglected. Salt, slush, and constant foot traffic wear down finishes fast, and replacing flooring costs far more than maintaining it.”
A full strip-and-wax removes every layer of old finish down to the tile and rebuilds it with fresh sealer and multiple coats of floor finish. It is the most thorough treatment, but it is not needed every time a floor looks tired. A scrub-and-recoat lightly abrades the top layers and adds new coats, restoring shine at a fraction of the time and cost. We assess your floors and build a calendar that mixes routine burnishing, periodic recoats, and full strips only when the finish has truly worn through.
Many Manhattan pre-war buildings and co-ops have marble or terrazzo lobbies that can be permanently etched by the wrong chemicals. Stone needs pH-neutral cleaners, treated dust mops instead of grit-spreading brooms, and periodic honing and polishing to remove scratches. During winter, salt residue is the biggest threat, so we increase mat cleaning and damp-mopping frequency to keep salt from grinding into the surface.
Vacuuming removes surface soil, but ground-in dirt and spills build up in carpet fibers over time. Hot-water extraction flushes that soil out and is the method most carpet manufacturers recommend. We extract high-traffic lanes more often than low-traffic areas, treat spots between visits, and use fast-drying techniques so offices are usable the next morning.
It depends on traffic. Busy lobbies and corridors may need a full strip once or twice a year, with scrub-and-recoat and burnishing in between. Low-traffic areas can go much longer. We set a schedule after inspecting your floors.
